国际知名的房地产企业莱坊国际(Knight Frank)于14日发布报告称,在过去的12个月中,赴澳洲的外籍移民数量占到全国人口增长比例的大多数。从更长期的时间段来观察,如在过去5年中,澳洲人口增长的58%都要归功于外籍移民的涌入。
澳州论坛报道,澳洲人口数量的增长不仅为经济发展提供不竭的动力,同时,随着新移民的涌入,房产需求也在急剧增加,墨尔本和悉尼这两座吸引外籍移民最多的城市的房价居全国前列。
这份报告指出,澳洲引入外籍移民的重要性在过去几十年间正变得越来越明显。澳洲移民政策的制定逐渐向满足劳动力市场的需求方向倾斜,例如,政府对短期签证、打工度假签证以及457临时工签的受理量占近年来海外签证受理量的一半以上。
除此之外,澳洲过去10年间人口的增长也反映出,持短期签证的外来人口数量要明显高于持长期签证的人口数量。
澳洲统计局(ABS)近日公布的人口数字显示,澳洲年人口增长率在2009年达到峰值,在截至2014年9月的12个月时间里,澳洲年人口增长率保持在1.5%左右。
同时,这份分析报告还称,布里斯班和珀斯的人口年增长率在急剧下降,特别是珀斯。在过去12个月的时间里,珀斯的人口年增长率从3.6%下降至2.5%。值得一提的是,年人口增长率的下降导致两地房价也相应下跌。在截至今年3月的6个月中,珀斯的房价下降2.6%。
从另一方面考虑,在截至2014年6月的12个月间,墨尔本和悉尼人口的增长为两地经济增长带来强大的动力,并带动居民房产建设的发展。强大的经济环境,让墨尔本的州际净移民数量居全国之首,因为澳洲人都知道墨尔本是充满就业机会的“福地”。因此,在截至今年3月的6个月间,墨尔本的房价增长也2.8%。
与此同时,随着新西兰经济的回暖,大批新西兰劳工回国工作,而大量来自中国和印度的劳工赴澳洲填补空位。
这份报告还指出:“展望未来,外来人口仍会倾向于来墨尔本和悉尼这样的门户城市工作和生活。相反,选择去布里斯班和珀斯这样资源型城市打工的457劳工会越来越少,因为这两座城市的产业结构发生变化,工作机会正在减少。”
